Dubai’s Luxury Market Just Hit a Record High. Here’s What It Means for You

Dubai’s luxury property market did not just have a good six months. It had a record-breaking one.

Knight Frank data shows 296 homes worth more than $10 million changed hands in the first half of 2026. That is a 16% jump from the same period last year and a 49% rise from H1 2024. The total value of those deals touched $5.1 billion, up 14% year on year.

Even more striking, 26 of those deals crossed the $25 million mark. That is the highest number of ultra-prime sales Dubai has ever recorded in a single half-year.

Why this matters right now

Global wealth is still flowing into Dubai, even as regional headlines stay noisy. Buyers are not waiting for calm before they commit. Many of the biggest deals were closed just before recent regional tensions flared, with registration delays of four to six weeks pushing the paperwork into the current window. That tells you something important: serious capital moves on fundamentals, not on the news cycle.

The wider residential market has cooled a little. Cavendish Maxwell logged nearly 79,200 residential transactions worth AED 221.3 billion in H1 2026, down close to 14% in volume from last year. But the luxury segment is moving in the opposite direction. When the broader market slows and the top end accelerates, it usually means one thing. End users and long-term wealth are taking over from short-term speculation.

Where the money is going

Dubai Hills Estate led the pack, with 51 homes above $10 million sold there in H1 alone. Waterfront addresses, branded residences, and low-density communities are pulling in the most serious buyers. These are not flippers. These are people building a base in Dubai for the long term. Much of this demand is also spilling into off-plan launches, where buyers are securing tomorrow’s luxury addresses today. If you are holding a prime asset, this is a strong window to test the market. Ultra-prime supply is tight, and demand from global buyers has not slowed down.

If you are looking to buy, expect competition for the best addresses. The days of finding a bargain in Dubai Hills Estate or on Palm Jumeirah are largely behind us. Positioning and timing matter more than ever, and it’s worth understanding why villas are currently outperforming apartments before you set your search criteria.
